Q: What kind of water based sealer can be used on this PVC?

this pvc can be glued with any adhesive that is meant for pvc

Q: Can you use something other than glue so it’s not damaging Sheetrock?

I have seen people use caulk so it's easily removable or gorilla grip construction glue. I found some Liquid Nails specifically formulated for plastic and foam moulding. I haven't tried it yet but I think it should work

Q: If my room is 400 sf how many 10 packs would I need?
