Yes give it a few minutes to work and then rinse. Remember to mix it with water to apply.

Will this kill any mold on the coils? Can I spray down the interior if I see mold in there as well to good effect?

John, I can't speak to mold, and I don't believe you'll find it referenced in the directions either. I can say it is a very effective coil cleaner. If your sure it's mold I would mix some water and bleach in a spray bottle. Be a lot cheaper. Good luck

How is this for treating musty odor or dirty sock syndrome? We read concentrated pine oil might help too. We already tried foam cleaner & rinse.

Hmmm, this is coil cleaner. Can it be used to clean coils indoors? Sure, if you've got indoor coils it will clean them. Just spray it on and you're good to go. I vastly prefer to rinse it off when I'm done, but the label says you don't have to.
