RECOMMENDED BY OUR A/C SERVICE TECHNICIAN
Why did you pick this product vs others?:Product arrived nicely packaged to prevent leaks during shipment. We had an extremely clogged A/C drain line ( inaccessible inside a condo wall) that caused our air conditioner to shut down on a 100 degree afternoon in southern Florida. Of course it happened on a Sunday, resulting in a $275 service call. The technician highly recommended using this product to prevent clogging in the future.Easy to use, no obnoxious odor.

Awesome
Just moved in to my house and had a horrible smell in the ac. I’ve tried and wasted money on multiple cleaners for the coil and nothing could get rid of the smell. Turns out it was the pan right under the coil so I sprayed it down with this. I did not rinse it and boom after 2 days the smell is almost completely gone.

Viper Pan & Drain Treatment Works Great!
About a month ago I thoroughly sprayed my slightly wet, previously cleaned plastic condensate drip pan in my 25+year 3-ton indoor a/c air handler. The pan measured 2ft x 2ft.Also I sprayed the lower 2 rows on the evaporator coil and directly inside the PVC drainpipe. A total of about 4 ounces was sprayed. After starting the a/c unit up on a hot humid day, I quickly noticed the water from the outside drainpipe began to flow out as a light stream and not in the usual slower drip/drip manner. It has continued to do that to date. The very helpful Refrigeration Technologies tech rep said the product can be applied to either a wet or dry drip pan and depending on the circumstances it is common for the condensate water to drain out faster. It certainly did that. I am impressed! The directions state this needs to be applied about every 90 days or in my case in the northern Virginia area once or twice during the summer cooling season. The spray bottle makes application very easy.

Incredibly effective
After using only the heating function of my mini split for many months, I turned the AC on last week. It leaked puddles, literal puddles. It it above my bed and it drenched my pillow and mattress. I watched videos how to fix it, and as such vacuumed the draining pipe from the outside, but nothing came out. So the only thing left is gummed up stuff. I sprayed this liberally into the draining pan and onto the fins and left put the AC on. Still puddles, but the fins dried. Then I sprayed liberally into the draining pan again, and left he unit OFF for 2 days. Today I turned it on, no leaks, no puddles, and the air smells fresh as spring air. The enzymes ate whatever was gummed up in there, freeing up the draining system for efficient use once more.EDIT 29 June 2025 - Remember that this is Live Enzymes. A 4 year old bottle will still smell like day 1, but the enzymes will be dead and not effective any longer. Remember if you have a heat/cold mini split and don't use the dual function all the time and therefore spray every few weeks as recommended, to spray that drain Liberally Before the heat outside demands you turn on the AC.Edit 4 July 2025 - Stuff is pure magic and it loves to eat AC Gunk. New bottle came yesterday, I sprayed liberally in the mini splits and let them sit OFF until today. Today I have AC uninterrupted. no more puddles.

Bottle cap defective
I ordered 2 bottles which came in a timely manner and arrived today. One cap was not sealed correctly and leaked 1/3 of the produce. Very disappointed!!!!!
