I cleaned the grout and tile thoroughly with a stiff grout and tile brush and a grout and tile cleaner. Then used a companion product with a fine tip to seal only the grout lines. After that thoroughly dried, I sprayed this on the entire tile surface and wiped as per directions to remove the excess and allowed to dry thoroughly.At first I was pleased with the appearance and water beading, but shortly thereafter the tile started showing dirt. It seems this allows dirty feet to grind into the sealer and the tile looks worse than before sealing. I scrubbed all the sealer off the tiles as best I could and decided that sealing only the grout lines would be possible. That was accomplished with the prior fine tip applicator so this was a waste of time, money and effort in my opinion.

My floor was installed 15 years ago and never sealed. After cleaning the tile and grout, I did have to apply 4 coats of sealer before water would bead up on it. It looks great. Now the real test-- to see how long it lasts. I was advised by this company to reapply every 3-5 years.

Great Stuff. Seals grout quickly. I put 6 coat's on grout to seal properly. WORKS GREAT. Best I've ever used. Will buy again.

Product works great!

I compared this product to conventional sealers at the local home improvement store priced at $25 for similar quantity. Seems to do the job and is easy to apply. Treated a bath surround, walk-in shower and small tile floor with a single spray bottle.

I did not like the way you can only spray or do a stream. It waste a lot of liquid. I would recommend changing to a pen style.

I sprayed it on a small section at a time. Waited 5 minutes for it to soak in, and then wiped it up with a towel. Hopefully it will do the job. It's now been a month and it seems to be holding up just fine. Good stuff.

I just had a complete bathroom remodel and the contractors did not seal any tile work. I applied one coat three monts ago, the grout looks as good as new still.
