Excellent results! Not sure the exact percentage of germination but a guess would be 90% or better. Used in the Northeast- CT. I go have to say- I watch a YouTube video on pre-germination and followed that. Soaked the seed in water- changing water every 12 hours until seeds started to sprout little roots. Seed was placed in painters strainer in Home Depot bucket for 3 days. Scratched ground with metal rake, spread seed mixed with Milorganite (2-1 ratio) and covered with peat moss using compost spreader on top of seed. I could never grow grass in this soil. Well this changes the game! Seed is raw with no coating, exactly what I wanted. In 3-4 days of light watering the grass is coming in very thick. So easy with great results and watering is also way easier as seed is basically ready to go when you put it down.

Good stuff. I see a lot of bad reviews but I’m willing to bet that whoever wrote them had no idea what they were doing. Had germination within a week or less. WATER 3 Times a day and COVER IT people!!!!

Great quality. The grass came in fast and thick in low quality dirt. The only reason I didn’t give it five stars is that the grass isn’t growing good in full sun spots. I would recommend and will be buying again.

I put down 20 lb of this grass during the end of July and beginning of September here in Middle Tennessee. The grass struggled to grow at first because of the poor soil conditions, the invasive Bermuda grass, and the Heat, so it died in the front yard where I wanted to grow it.I did not know that there was a layer of asphalt 2 in underneath my lawn so I tilled up the entire lawn and put new grass down. I did sprinkle this all over my yard after having the entire yard leveled. I didn't water it and I didn't pay attention to it while I worked on the front part of my yard to make it ready for plantig new grass. I planted a variety of tall fescues, creeping red, hard, chewing fescues, and perennial ryegrass from Pennington, barenbrug, and Scott's. While I was babying that grass, the fairway formula from greenview was establishing itself all across my back inside yards.About a month or two after I established the front yard I started to notice this deep green, lucious, amazing, beautiful, resilient bunch grass all over my back and side yards. This Grass had actually established itself and become gorgeous! I intend to plant the stuff again in the spring along the side of my house because it's looking amazing in the deep shade, clay soil.I wish I had properly prepared my grass and ensured that the drainage and soil was ready for this grass. It really is the best, commercially available grass.I attached a picture of what it looks like after not being cut or cared for since I threw it on the ground.

Germinated very fast (less than a week) and a nice dark green color! Those saying nothing germinated probably aren't watering enough. New seed MUST to be kept wet and not allowed to dry out at all and have a good base to germinate on! You must rake (or use something similar) to scratch up the soil prior to sowing the seed then VERY gently rake so the seed is just barely covered and not just sitting on top of the soil. Even in the off season this seed germinated great for me. I have gardened for many decades and this is some of the best grass seed I have used. Have purchased again to do more over-seeding.

Two weeks in. Spread seed over 25'` by 25' area. Covered with burlap and watered thoroughly 3 times daily. Just picked up end of burlap to inspect. All there is seed. No germination.$42 dollars worth of seed with no results.4$42Li

Wasn’t happy with price for 20lb. Bag & required more seed than stated to get filled in. Seems to grow well, pic is after 5 days 2 days quicker than previous Perennial Rye, but did use carbon activated organic soil with it which I feel speeded things up. Added second photo taken about 3 weeks after initial seeding, did reseed it prior to this photo. Hasn’t reached full maturity, so can’t give final review.Update this is almost 3 months after seeding & grass is not as dark as rest of lawn-both perennial ryegrass. Many suggestions-me & patience trying-have irrigation system so it received sufficient watering. Will give it until spring & see. No choice too could to overseed.Follow up 1 hear later-put down Aug 22 came up fine with acception of having to use heavier application rate & came up Light green rest of year never darkened. Now Aor 23 grass is same light green color when rear of per rye lawn is garner green-Beware this product. They say give it time, but now Amazon or GreenView offer No Refund- DO NOY BUY!
