Wake Up and Smell the Real Estate: This Book Could Be Worth a Million Dollars to You

Unlike most books in this category. This book does not contain a lot of fluff or overly articulated entertaining stories about the author and his struggles. It contains real examples of things that he did to make money. It offers multiple different strategies for buying, flipping or wholesaling residential houses, businesses, apartments and land. He provides contracts, letters, follow up letters and many more documents that can be immediately used if you are already wholesaling or actively flipping properties.I had expected to find more about buy and hold realestate. I was surprised when it was relegated to merely one small section of a chapter and the overall tone of buying and holding single family homes was negative. Obviously the author is entitled to his opinion and has clearly made millions and millions of dollars doing what he does best. While he admitted to making money buying and holding single family homes and rentals and small apartment buildings he said that the hassle was not worth it in the long run.This book is definitely geared towards a wholesaler or someone who's intrested in getting in and getting out finding under market deals and selling them as quickly as possible to make a profit. As he puts it time kills deals and no one ever got hurt taking a profit. All in all it took me about 3 and a 1/2 to 4 hours to read through the entire thing. I downloaded the kindle version and scrolled through it on my phone skipping nothing. As a buy and hold landlord myself I was still able to find multiple tips about hunting for off market deals and deals that you can buy for under market value. I definitely will have a few new tricks to add to my bag when negotiating and handling interactions with people on my team including realtors. Absolutely worth the $10 price tag or $20 price tag if you buy the hard copy of the book.Lastly I have followed his YouTube channel for a couple of months which inspired me to buy his book. I think that the YouTube channel has the most value because he is able to discuss each topic more in depth on his youtube channel.

When I was taking my real estate license course to become a realtor over 3 years ago I remember my teacher who has one of the biggest real estate schools in the state say to the class multiple times that we would always make more money in real estate when we were buying and selling our own properties versus us helping other people buy and sell their own. At the time I didn't think he realized that most of the students were struggling to make ends meet and could probably barely afford to pay for the 63 hour course and state exam fee along with all the other up front costs it takes to become a realtor. But now after reading Tom's book "Wake Up And Smell The Real Estate" and learning about owner financing and all his other techniques I can say my teacher was exactly right. The only thing I wish I had at the very beginning of my real estate career was Tom's book and all his YouTube videos. This entire course that Tom offers in his book and videos is really worth tens of thousands of dollars to me. I would recommend this book and watching Tom's videos to anyone and everyone that wants to be successful in real state even if your not going to get your license. It is by far the best thing that has ever happened to me in my real estate career. Thanks so much Tom for sharing all your insight and wisdom with us it is very much appreciated.Sincerely,Glen W.Ps. I started watching Tom's videos on Youtube because he came across as a genuine person and truly experienced real estate investor. His book is clearly evident that he built his wealth through hard work and smart strategic decisions that allowed him to grow his real estate portfolio from the ground up. This book has real strategies that have proven to work based on Tom's real-world experience. I will definitely continue to watch his videos and implement his strategies while building my real estate portfolio. I'd definitely recommend this book to anyone serious about becoming a real estate investor and willing to put in the groundwork, whether you are working full-time or not working at all.

This book came to me at the right time. I already had two rental properties I was trying to learn how to find a deal. The letters and explanations in this book were Clear simple to understand. I found it very helpful. My only critique of this book is where I bought a Kindle copy and read it on a phone.. I would have liked to have a downloadable PDF of the letters and examples given in the book. And this maybe the case I just haven't found it yet. I would recommend this book to anybody who's looking to find a deal on real-estate.

This book is an action plan for bee real estate investors. Tom lays out a simple framework for getting started with an array of different styles of making a deal, no matter how much capital you have.Tom doesn’t over complicate with jargon, math, rules, nor does he ever make it seem difficult. I’ve noticed a tendency in the more mainstream of RE books that encourage you to become an expert in 10 different things before making a deal. Not in Tom’s book.I’ve read several RE books and listened to even more podcasts and Tom is the best, most simple gameplan.

This is a great book. It's a what you should know, and how you should think, and things you can actually do. Many of the ideas are followed up and reinforced by videos, which Tom, the author has made freely available. Links are in the paper book, and in the Audible version. Forget real estate courses! Get the information first, get thinking, get working and get deals. Yes, I recommend this book.

Tom is the real deal, with over 30 years experience. I like the parts where Tom talks about the deal he made and HOW he made them. Even if you don't have cash available, he tells you about how to buy real estate using Owner Financing. I've never heard any other person give real world advice like Tom. Buy the book and watch his Youtube videos. You'll be glad you did.

I read it all in one sitting. Very valuable information. I'm currently going over it again and again to absorb the material fully. Found this book through Tom's youtube channel which is itself a wealth of information. If you want to learn how to make money with real estate - do yourself a favour and just buy this book. Unlike a lot of fake gurus out there Tom is the real deal.

This Book is a must read, it provides a lot of value that even more so than someone with a course. In addition, it gives you a full guide of the best strategy to buy/flip/invest in a property or land

Das Buch ist von der Machart her gut gemacht. Verständlich geschrieben, mit schöner grafischen Darstellungen. Der Autor hat auf seinen YouTube Kanal einige Videos mit guten Tipps gemacht die dem Beginner sicherlich gute Denkanstöße geben können und so wie es auf mich wirkt ist das Buch nur eine Kopie der Videos die es schon gratis gibt. Viele der Tipps in dem Buch sind zwar sehr logisch und machen auch wirklich Sinn, dennoch finde ich dass man eigentlich auf das alles auch so kommen kann. Das Buch hat mich nicht umgehauen weil alles was darin stand auch so aus logischem Nachdenken bzw. aus den Gratis Videos geschlossen werden kann.Abgesehen davon sind einige wichtige Tipps die in dem Buch stehen in Deutschland so nicht anwendbar. In den USA kann man z.B. Informationen über den Besitzer einer Immobilie oder eines Grundstücks recht einfach öffentlich erhalten da sie zugänglich sind. In Deutschland sind diese Informationen aber aufgrund des Datenschutzes nicht zugänglich und daher ist ein Großteil der Strategie die der Autor empfiehlt gar nicht in Deutschland anwendbar.Der Autor hat bereits des Öfteren Menschen die Kurse verkaufen kritisiert, bietet aber inzwischen selbst ein Coaching Paket an und das nicht ganz billig. Der Mann behauptet vielfacher Multimillionär zu sein (was ich nicht bezweifle) aber dennoch hat er es nötig Bücher und Coaching zu verkaufen.
